The proposed site is located at the centre of a residential property’s garden, at Manea Village in the heart of Fenland, Cambridgeshire. The chosen site is surrounded by mature garden with numerous trees and shrubs of various height and spread, some are higher than twenty meters, this may offer plenty of borrowing view opportunities for the proposed garden.
The site is a regular rectangular shape, 36 meters by 15 meter, with the long side nearly true to East-West orientation. There are no high trees and buildings to the south and west side, it enjoys full sun exposure. While the Fenland is subject to frequent seasonal strong wind, this site is protected by hedge.
No vehicle access restriction is observed to the car part of the Garden School side of the house, which is closer to this site. However, the site is a further 20-30 meter distance from the entrance, this is only linked via a narrow 1.2m gravel path. It is possible open vehicle access via a stretch of uneven lawn.
The ground of the site is largely flat and level, with good depths of mature, fertile soil. There is no visible underground services, service status is not checked. The site is also not serviced by gas, water and electricity. There are a few trees that is set to be removed and one large tree stump within boundary. No significant drainage issue is observed. The site has neutral soil.

The site is currently partially enclosed by construction style galvanised welded 2m tall
metal wire panel supporting the Carpinus betulus hedging.
